520 acres of land which was earlier meant for residential use is now being converted into industrial zones.
This is happening because industrial demand around Aurangabad Industrial City (AURIC) has clearly gone up . The idea is to attract big investors and help new industrial projects come up in Chhatrapati Sambhajinagar,which is part of Delhi-Mumbai Industrial Corridor.
Shendra-Bidkin Industrial Area (SBIA),developed by AURIC,is already counted among India's largest greenfield industrial smart city projects . Initial phase itself spans approximately 40.2 square kilometers across Shendra and Bidkin nodes,with modern infrastructure being pushed there.
And numbers are not small ah. AURIC has already allotted 332 plots covering nearly 3,434 acres,with major share going for industrial use . That shows demand is not just on paper,it is actually moving on ground.
Few things standing out clearly here:
- 520 acres reclassified for industrial use because investor interest is rising.
- Major companies attracted include Toyota and JSW,which shows area is getting attention from big players .
- Phase II preparations underway,meaning AURIC is already looking at next stage of growth.
Bidkin node has already welcomed companies like Toyota Kirloskar Motor,JSW,and Ather Energy . Shendra node also has several manufacturing units,including Hyosung . So yes,this is slowly becoming serious industrial belt,not just future promise.
But at same time,converting land from residential to industrial use always raises one uncomfortable question . If more and more land goes for factories and large projects,where does housing planning fit later? Development is needed,but balance also matters.
Right now,AURIC has around 771 acres of industrial land available,and another 2,039 acres earmarked for commercial and residential purposes . With demand rising in advanced manufacturing and electric vehicle sectors,the pressure to keep large land parcels ready for future investors is understandable.
For Phase II,land acquisition is expected to be financed by AURIC along with Maharashtra Industrial Township Limited (MITL) . Stakeholders are also looking for financial assistance from central government to build needed infrastructure,linked with earlier industrial corridor initiatives.
And tbh,this looks like big growth moment for Chhatrapati Sambhajinagar,but also one where planning mistakes can become expensive later . Industry will come,projects will come,jobs may come too… but how city handles housing,roads,water and people around all this is still big question…
